Just be direct with your tenant and tell them about the report and either have them pay the pet rent and deposit you usually charge or tell them to get rid of it.  

They should be able to share that with you without sending you the entire report.

Hi Ellie,I was the Analyst for a property in Boston that had slight soil settlement and required an engineers report for further evaluation after the Appraisal was done (which was made "subject to" the engineer report).

You will be deducting costs on schedule E so that is where you would report the HOA fees. 

At times there are news reports of landlords being killed over such matters.And no, the police will not escort you at this time.  

The inventory is just smaller and smaller with every report.

I am happy to report, per the chart below, near term lumber futures (1 month out) have finally hit pre-covid levels and we should really start to be putting pressure on our suppliers be it HomeDepot, Lowes, BMC, or any other local supplier you source from. 

My impression is that since were are dealing with multiple PIDs I should be using the 200% rule and breaking them out individually, as well as report on schedule E individually.

The other benefit there is if you have an owner carrying your default most likely won't get reported on your credit.
