@Daniel Mohnkern By leaving everything in the name of the seller and not receiving the deed and putting 20k into rehab then you are taking a huge risk, even if you have a strong contract outlining the deal if the seller decided to take the renovated home and sell it quickly on the down low then I would be faced with litigation, attorniey fee's and a lot of time fighting to get this money back.

RE sales & renovations are a sure ticket for them.I remodeled my personal residence about 7 years ago and that same year it was reassessed and increased by the amount of the renovation.

From what I understand you need to be licensed to participate but don't necessarily have to work for BH.The program states: "We purchase the home cash, put up all the money for renovations, (No Liability to you and no money out of your pocket).

I wanted to do this in some North Philly neighborhoods by bringing together the community(residents, churches, small business) to put up funds, maybe crowd-fund, to purchase and renovate certain houses, that aren't teardowns, and put families in there on a lease/purchase opportunity.
