I got an interesting phone call from an elderly client yesterday. 87 year old woman who regularly goes to the hairdresser every 2 weeks.Hairdresser is located in a shopping center that's next door to a Mercedes dealership.Evidently customers of the Mercedes dealership routinely park in the shopping center and the center's management company has warned the Mercedes dealership on multiple occasions.My client drives a Mercedes.My client goes in for an hour and gets her hair done.

So let’s say you are an affiliate for a company and say the company wants you to sell there idk utility or somthing and gives you a 10 percent commission that’s residual for the life of the customer, if you owned like 100 or so units I know it may not add a TON to the bottom line returns but would it be illegal to sell it to them?

My advice below may not be accurate if it is "ANY financing" contingent.Daniel, send whatever rejection info (email letter etc) from your lender to the broker and tell them they have 48 hours to return the check or you are filing complaints with whatever relevant regulatory board there is in your state... and just in case it is one of those "holding the check and it isn't cashed or in escrow which some states do, call your bank and stop payment."

Probably not that relevant to what you're looking for, but my parents had a high-$ ski-in ski-out house in Deer Valley for a few years; according to them, the rentals basically paid for the property taxes :p  (thank God they sold it just before The Crash)However, they bought it to use, not as an investment; the family spent several weeks there each winter, so obviously it wasn't rented out then; they also had a property management company handling it, which undoubtedly took a very hefty slice.
