However, in a big snow I anticipate needing someone to clear the sidewalk and do some alley clean-ups since the City can ticket the Owner the sidewalks are not shoveled. 

But good luck getting even "clean" renters to submit to that.

There are pet fees, non-refundable cleaning fees, pro-rated rent, et cetera. 

I have a regular job with an income of $65,000/year ( that I am ready to resign ), do not own a house, and a good credit, around 760.                                                     

Plus with out of state investments, it's hard to check up on your properties and your property managers regularly. 

So, always throw lipstick on, clean it, change light fixtures, paint something, get rid of trash and trim bushes, whatever, the more you touch it the less "liability" you have in your dealings. :)  

We may make 3 or 4 seperate stops at a apartment complex in 1 storm to keep things open , then we come back for the final clean up .

I heard some guru say something about getting his funding from regular people who have retirement accounts.

Our "regular jobs" are nurse practitioner and user experience designer. 

I was told I can buy the mobile home then take the bill or sale to the DMV and will issue me a clean title.
