Funding from Pesonal Investors

Hello everyone. I heard some guru say something about getting his funding from regular people who have retirement accounts. What he does is ask people to invest in his company for a higher return backed with real estate. I want to know if anyone here is familiar with this financing strategy and has done it before. Is there a standard contract you use with this? Thank you for your responses.

@Luisito Espanola I have said this in other posts. Talk about what you do. Many people find real estate interesting and consider it a good investment but don't know haw to get involved. Say something like " I see so many good deals right now.  .  .  If I only had the money" sooner or later someone will ask  "well how much do you need?"
