How do you keep your books?

This seems like an unnecessarily cumbersome way to keep track of rent payments, and I'm struggling to see why I wouldn't just use the cash basis and recognize the money when it comes in.Any input or resources are most welcome.

Interestingly, I just sat in a forum meeting (prior to Covid -19) where Belmont (local housing authority) just gave an entire seminar on using them to facilitate cash for keys deals as an alternative to eviction.
