this might be to broad of a question but:I want to get my few deals going before I spend money on scaling up my business (I need business first!!).

I don't want to spend 40 - 60 hours a week away from my family, while my wife does the same, and others raise our kids.

On that same note, I'd recommend you let the deals lead your spending, rather than the other way around.

I hope everyone is getting a chance to spend it with the people they love and hopefully getting some nice surprises today!

Either way it looks like I will be doing month to month then and spending the extra money to give the resort atmosphere to include wifi, laundry facility, etc.I use my own lease that I drew up and fined tuned over several years after evaluating many other leases and through personal experiences.  

While spending the money probably isn't in the best use of funds for a property in this price range an actual video tour may help.
