You know where I stand on this...if water bill is over $50 per month per unit there is a leak somewhere, or running toilet, or tenants running a car wash out the back alley(true story).

Hats off to you that you have found properties that are mapped into the high risk but shouldn't be, on the flip side I see many properties that should be in high-risk flood zones but are mapped out because of political pressures (most of Houston, most of Sacramento, most of Virginia Beach, and New Orleans), if you are buying properties in these areas really consider the risk whether or not the requirement because property is in a high-risk flood zone.

If i were to move to another state, would it be smarter to 1) sell my home (worried I would end up owing money or a wash at best when paying selling costs)2) rent the home (worried about not having enough equity in the home to count the rent as income when applying for a new home mortgage)3) look into a wrap mortgage or seller financing (most appealing in my mind being able to get a deposit up front and charge interest to the buyer.

Here he thought he wash his hands of it going into retirement.If I was the buyer, especially in the real estate business, there's a clean line drawn when the assets is sold, and when assets are purchased, I have an exact handle of the numbers on the day of purchase.

I have had buildings where new AC systems are installed at the same time, and without exceptions, the pet occupied units will clog and need acid washing sooner, and will break down sooner.I no longer allow dogs but still allow cats.What are things your tenants' pet did that cost you time and money?
