I have done a couple of wholesales and don't really focus on it, but when I do it , it's deals that I want to do but can't really manage at the same time (like now I have 9) and I don't want to wholesale but have no choice but to.. so I charge a premium.

Now I know that can be tough for anyone and the exact amount depends on your personal situation, but you'd be surprised how achievable it is to save a good chunk of money in a year once you make a budget and stick to it.Going back to the Airbnb business model, lets say an apartment normally rents for 1200, but you think it could bring in 2000 on airbnb, I don't see why theres any reason if you were transparent and brought up to a landlord that you would like to partner with them and pay them a premium of 1500 lets say for furnishing it and allowing you to profit off of it.

It's definitely a cashflow deal and plenty of cushion with leverage, just I feel I paid a bit of a premium since its in the "nicer" part of a not so nice area that is right next to a nice area.
