Minor investigating up front can help prevent a possible nightmare.It could really go either way though..   

Being from New York, you should take some time to come across the river and investigate the city.

I did some preliminary searches on each property and I was able to find some tax information, however, I want to make sure that I have any and all information. 

That would be something you would want to investigate or you may risk bringing a fair housing complaint down on your head.Second, In my area felons are not protected and I choose to not rent to them.

However, they fail to account for the cost of furnishings, utilities, taxes, marketing, insurance, consumables, management, or their personal time spent.In most cases I've investigated, a long-term rental will perform as well - possibly better - than a vacation rental with far less work.

@Dorothy Butala this is really just for my own personal preliminary research before purchasing my first property.but.... 

I also went through David Greene's book on out of state real estate investing (audiobook), and it inspired me to investigate out of state investing.

Some of the Property managers in my area have terrible reviews on Yelp, and after doing some investigation it's because of past problem tenants.  

My wife and I are investigating whether to invest in Oswego, Syracuse, Auburn or Rochester NY.
