Are there some static things one can look out for to predict what's coming next?

The first sign of trouble in UST which was the 10/2 spread in March historically predicts a recession in the next 6-24 months with 16months being the avg.

Predicting ARV is hard, especially if an appraiser does not understand which repairs and upgrades you plan to perform.SOWs have another important duty – setting the table for your financial partners (equity and debt), so they can gain confidence in your vision and ability to execute.

I’m curious people’s thoughts/predictions on commercial development.

The problem I believe so many are having in understanding and predicting this market is the lens through which it's being viewed. 

What we discussed occured exactly as predicted except the family lost out on an additional "X" in value.The real kicker is 5 years later, when we were talking about the market, and what had transpired with the property, my grandmother chimed in, "Why didn't we build and do it ourselves?" 

“A correction is coming” we all feel it, but can’t quite predict it.

Every opportunity is slightly different but generally the preferred is what comes out to investors prior to the sponsor sharing in any of the upside as per the terms of the offering, - whereas target annual cash is what the predicted cash flow to investors  will be as per the pro forma calculations.

If you can accurately predict the peak of a market, it might make sense if the tax implications are dwarfed by your redeployment of the equity, because you may be able to buy properties at fire-sale prices. 

Would anyone who's seen a few cycles on the ground be willing to make a prediction about what this downturn will mean for investors and how they should prepare to keep building and growing in spite of it?
