If you are a mom-and-pop landlord with 1-2 single-family investment properties in popular markets, there's no point leasing to a rental arbitrage company at a fixed rental rate.

The thing is, my broker has a 40-yr IO loan at 4% with 2 points in addition to his 2 broker points (I know popular opinion is it's best to pay down principal at some point, but I am going to net $1600/month off of the rental of this condo with IO loan--whether from seller or from institutional lender).

I had no idea what I wanted to do when I was a senior in high school.If I were in your shoes, and this may be against popular opinion, I’d get my Real Estate license and join a successful local team.

My advice here may be contrary to popular belief, but I would actually make it a point to explore "hungry" newer agents. 

It's in an area of middle Georgia where the Coliseum is about to be redone, there are plans to open a mall with a casino, new luxury hotel is about to open and Tyler Perry is scheduled to film a movie in the area.

Right now real estate is the popular asset, along with high tech growth equities, so everyone is trying to win the popularity contest.

@Noah P Bonds these types of loans were really popular before the housing crises occurred.  

Maybe it's more popular in my area.
