And since mortgage lending for these loans was handled pre NMLS by real estate brokers.. there is a disclosure form right on the state department of real estate website that gets printed off and describes the process and you add in all the investors in this one doc for all investors to get a copy of ..  

Either way, how much does this process usually tend to run you on a contract assignment deal?

Honestly, I wouldn't sell it, I'd keep it, buy another similar property and repeat that process over and over.

Your investing plan sounds "boring" but in 15 years of this strategy you will have millions in assets that cash flow you to not need a job, and equity built up for continued growth or expansion. 

The number one thing I tell fellow investors is that in the city proper you will deal with 36th district court and that has a material impact on the speed with which the court process will proceed if you need to evict. 

How are along are you in your plan and are you working with a builder yet? 

Very dependent on your local municipality and what they have planned for your area.

For those in the highest tier (or know about it), can you give a general description/example of how the process goes in terms of if you have to fill out a lot of forms in order to invest in properties (and if so approximately how many) and what amount of time you spend a week on your investments?

Of course nothing goes exactly as planned; in one such deal the borrower was having trouble making payments and had an offer to sell which required me to carry back a second mortgage.
