Hello, I am looking for advice on how I can leverage my first investment property (house hack), to help purchase a second property.

It's not my personal favorite and I don't focus in 38127 for my own investing but I know the area and have helped my clients acquire some deals here and they seem to love the zip code!

I cannot see how build two, say, 1200 sq ft houses with two roofs, two foundations, presumable about 25-30% more windows and siding is going to be cheaper a duplex that might have a little extra fireblocking and soundproofing.Now, maybe your GC is thinking that detached homes tend to get higher rent than comparably sized and finished duplexes.  

Personally I see money orders as a pain to deal with both for the tenant and for myself by adding unnecessary steps. 

Only thing is other than personal finance, what other methods are there for funding, buy, rehab, rent out and hold type deals.
