Hi All,I am in need of advice.I have a small multi unit commercial/residential building. 7 units, each just over 1,000 sq ft.A basement level commercial unit is available and the potential tenant that I have is for out patient mental health/addiction services.

I realize there is inherent risk in REI, but I see no reason to risk unnecessarily or foolishly just because I cannot be patient.

There was a house down the street from me that they have been trying to rent for the last three months, then put it up for sale or rent since it wasn't renting. i believe the house is now pending (per HAR), so you may just need to be patient.

In short, if you use a medical analogy: You want a brain surgeon who has never lost a patient and nor have any patients have been sent to jail.

Most BP firms that I am familiar with have a much much shorter turnaround time and a higher emphasis on customer care and client satisfaction.

HUD states the DR must have personal knowledge of the patient. 

But right now with appreciation looking slow and assuming you're early on in your career its a great time to stay within your budget and to be patient and conservative. 

It’s a strategy that I think is the lowest barrier of entry, so long as you are patient and persistent. 

By prioritizing effective communication and prompt problem resolution, a proficient manager significantly contributes to tenant satisfaction, ultimately leading to improved tenant retention.

Long time landlords that I have met, who have patiently paid down their buildings are sitting a lot of equity.
