I have a hard time justifying losing the interest rates you could get pre-2022 so I would lean away from selling.

I have a tenant who has never been able to make rent on time, they are typically making partial payments throughout the month to get current on rent before the start of the following month.

They can go to foreclosure at any time because the borrower no longer owns the property. 

i genuinely think it's a very tough time to get started in real estate.

The people who are selling are interested in being a part of a JV on the development, and my friend found someone who is interested in the property.

If you're looking for appreciation you can buy properties one at a time in cash and then re-finance the cash out and buy another. 

Part of my reasoning for wanting to buy in Costa Rica is that housing (for long term rental purposes) doesn't have a good cash on cash value in my region.
