The thing to understand about being an agent, that took me a little while to figure out, it’s a marketing gig, your actual skills as an agent are mostly irrelevant, most buyers won’t understand or care if they got a good deal or a bad one within reason.

However, I have been on the hunt for local credit unions who complete cash out refinances, and all the ones I have talked with only offer home equity loans.

I've seen some, hired some, but at least the ones I've seen/hired were specific to their local market.I've never looked for a broader, nationwide one, but I'm sure they're out there. 

However, they don't have a credit history and mentioned they use cash for transactions, offering to pay one year's rent upfront in cash.

@Jeff Langley sounds like you’re pretty happy with your DSCR lenders….which ones have you used?

Hi All,  is it legal for landlords to specify that the lease is for one person only? 

Any tenant that continues to reside in one unit for more than 12 months with or without a new or lease is protected under the law.

It has one STR penthouse (5 bdrm 4 bath with 3000 sf roof terrace),  plus 5 duplex units (Each duplex is two 3 bdrm 2 bath). 22 parking spaces.

If there is a split I wouldn't be one to follow one or the other.
