Over the last couple of years, I have done some investing in multi-family projects as well as office and retail (not as the operator). 

Example: If an employee moves to work at their company's corporate office and they ask about housing, they would have a list of my properties that are available for them to rent, even if it is temporary.

Sometimes you would find a buyer previewing that had not gone by the sales office at the development or was represented by anyone and could pick up a buyer that way.

Leasing – Broker Commissions – Commercial leases (office, retail, industrial) many times have multiyear terms (3-5, even 10 years) which commercial brokers typically get paid a percentage of total value on.

Robert you may want to check with the sheriff office to see if they have the house on any of their up and coming sales.  

Updating administrative records and other office tasks upon the sale of a home doesn't result in additional expenses to the PM.
