Thank you - given this was my first property I did opt for every single thing on the insurance and looks like I will get covered for this. 

I offer an easy-out agreement to the owner, but don't want to lose out on monthly fees for longer stays. 

If you don't have significant other assets to protect, it's probably easier and cheaper to just get an umbrella insurance policy.

I attempted to ask to defer payments until it is rented but the seller will only offer interest only payment at 7%. 

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

They also have lower monthly payments because of the needed mortgage insurance.

From an insurance standpoint we’re not allowed to have gas appliances anymore.

LLCs and trusts are nice, but I would say that a good insurance policy is the best protection for most rental property owners. 

If there were issues with electrical and sewerage, does home insurance cover that?
