Or use the mold test kit and if negative (after all this bleach and acid I'm sure there is no mold and nothing ever came off on a white paper towel, completely clean).

Due to IRA rules money you borrow to buy real estate held in an IRA gets an extra Tax (UDFT/UBIT)  This tax essentially negates the advantage of the tax deferment on that income.

(Assuming zoning checks out) The additional unit would only be creating more cash for the mortgage payment so I just don't see how this could negatively affect a lender.
