What do you safely budget monthly for replacements and improvements of a multi family such as appliances, roof replacement, renovations, appliances, countertops, additions, etc? 

Start slow there are so many problems with multi-units.I flipped 35 houses and would never do an apartment ...never.  

Does anyone have any recommendations for a multi-family specific real estate agent in the area?

If you are looking at multi family, you can find 25 unit apartments for less than $1m in the Midwest but you probably won't find a 25 unit apartment in Denver for less than $2m.
