I'd like to prepare for the next cycle/downturn - I have 2 properties fully paid for and 2 more with a small mortgage.

It goes it cycles but they are biased on so many factors world wide that they cannot be predicted.

They continue this cycle every few years and you can accumulate quite a few rentals paying low down-payments like this.

The real estate market, like the stock market, goes through cycles.

The changes in the valuation of the assets in big market cycles is not that relevant and the need for shelter will not go away.You might be surprised to read that I actually agree with the statements and predictions of the book "The Fourth Turning" and the latest book by Ray Dalio titled "Principles for dealing with a changing world order".Even with all those big-cycle changes, the need for shelter will continue to exist and that's what I and my mentoring folks provide with our SFR investments.Everybody here on BP and in the investing world will have to decide how they want to position themselves as we are moving through these big cycles and associated changes.If you like to chat about what we do and why we don't sell, feel free to DM me and set up a call

We are at the highest of consumer default cycle right now including credit card and auto loan.In Hawaii, I usually got fully book 3 months ahead but now only 1 month. 

Miraculously once you get possession - as long as the tenant reports it to RRP - you will get paid before the eviction happens.The best strategy is to move forward with your UDs and use that as part of the strategy to get payment faster.

They do not have experience through multiple market cycles, so verifying how people will truly act in adversity, is unknown.
