Having said that, you are local and are clearly in a very good position to make that judgement. 

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

TCOs are through your building department, and at least locally you can ask your inspector for this.

You can also reach out to local property managers who truly know their market.

I'd first look at local credit unions and then expand outwards from there and know you can sometimes get financing outside of the state.Another option is to work with a private money lender.
