I think I am going to talk to my uncles first and see what they think.

From the sounds of it, I'd talk to a few realtors and see what it would sell for and put it on the market.

All this stuff is mumbo jumbo honestly, you need to talk to a specific lawyer that knows your specific interests.

We currently have the property listed on Furnished Finder, Zillow, Airbnb, and we just signed up for Kopa.

A "Haunted Rental" listing???? 

I typically look for properties to flip but I am talking to an off market seller that seems like a good buy and hold opportunity but I have no idea how to run the numbers for rentals. 

@Jill Barrett start networking with other investors in the UP here on BP via search feature.Ask/pay an agent to generate a list of all the houses in an area you define have sold for cash in the last 12 months - pretty good sign an investor bought it.

What ever you do, don't let anyone talk you into funding EMDs, down payments, or 100% 2nds.

I use LandVision, but you can also use Propstream, etc and build lists of parcels in the markets you are looking, and then you skip trace the owners, call them/mail them, etc.
