See it at  611 Goodwin Rd, Austell, GA 30106.To offset that I factored in 5000.00 in Miscellaneous for unforeseen expenses.As for the kitchen the properties is going to need an all new kitchen, cabinets, appliances etc.Planned on doing what I could myself, but for the most part wanted to use Contractors.

I mean absolutely no disrespect, but IMO if this were me, I would find a house that needs easy stuff - floors, paint, some light landscaping maybe a light kitchen and bath redo - no structural changes, no gut rehab, not septic etc etc.
