There is positive job growth from the tech industry, manufacturing jobs from Tesla, geographically restricted building, no income tax, low property taxes, close to CA, mild weather, and landlord friendly. 

PA, AZ, TX, FL, NC, SC all offer promising options for single-family and multi-family buy-and-hold rentals.Avoid seasonal tourism areas for stability; instead, focus on job centers, universities, and gentrifying neighborhoods.

I lastly own my primary residence and have a full time W2 job.

Another idea besides DSCR which is the obvious best overview option for you ( though will be more expensive then traditional financing ) is partnering up with someone with a solid W2 job who can get financing. 

This con job of a company took food out of my children's mouths! 

What he does a great job of pointing out and we see far to often on BP is people follow others which is not always the best thing to do.

@Tina Wang As you now know, there are companies out there that have checkbook control plans and also do a good job with educating the client on prohibited transactions and disqualified persons.
