@Patrick Desjardins - I have spoken to a few larger funds over the past month about their models and I agree, having the servicer for compliance in collecting payments etc. for a low fee and doing the workouts internally is what appears to be the best way to go.

They can drive down and see their properties and there are international banks that will lend in the US

All international investors should build in annual professional fees to their ROI calc.

The reason you would have the top layer of LLC be in Nevada would be the strength of their internal liability shield, and others recommend Wyoming for the additional level of anonymity offered to those LLCs.

If you added CRE and international to the mix you further diversify etc.

It's not uncommon for property managers to work with international investors.

They are also using their own internal labor and say that they increase the labor price to match what others are charging in the area. 

work hard, get educated, be competitive with your international peer, get Master degree, buy home, be frugal ... and invest like crazybut dude in BP like to say oh high school is enough LOL LOL
