Just last month I was informed on how section 8 people were savages and animals.

. - Closing attorney informs me that water dept has a $ 2400 lien from previous owner on it. - I contact title company, who investigates. - They just turned down the claim, because this lien was only filed in 2014, 5 years after I bought the property. - The lien is in the name of ZJ, who owned it for 1 month in 2000 and it changed hands 10 times between his and my ownership. 

I would have no information on the person other than the passport, the deposit, the cash payment, and the lease.  

Typically you can call utility providers and get that information.

And I had to ultimately make the decisions for big problems because the PM has to contact you anyway. 

Any information you can share with the rest of us would be helpful. 

Just make sure you inform yourself on how hard money works for flipping and be ready to move fast on your project as you will have limited time to finish your project before the note is due. 

But at this price point they are going to be more conservative on ARV because of the smaller buyer pool.Based on just the information you've provided, I'd expect a flipper to pay $875k for the Property.
