This might also give you some control on the style of building that gets constructed to replace your house since different developers use different plans, etc.5)  Make it clear to interested parties you are not doing a distress sale and the home is in good condition and price needs to reflect that.5.5)  Try to avoid middlemen.

Hi everyone,I'm looking at purchasing a property that has been inhabited by two heavy indoor smokers, they've been smoking indoors for 25+yrs in the property and it reeks heavily of cigarette smoke(even as a former smoker it's too much).

The numbers are great, but there are a few risks involved too.Looking for thoughts, guidance, insight that could help us make the right decision.Details:- Large SFH (6 bedrooms / 5 baths) in a good community with a mix of newer large homes and older ranch style homes- Comes with a tenant that just signed a 5 year lease for $8,000/month with $300 increases built in every year- Basically NNN as the owner is only responsible for taxes (~$16,000/year) and insurance (~$300-400/month), the tenant pays for everything else- The tenant doesn't live there, but lists the property on short term rental sites like AirBnB/VRBO.

Then, you can get the lay of the land here in FL to see exactly what area in FL you want to live in, then you could find homes that suit your investment style, and then still rent out your duplex bringing in some positive cash flow.

Also not terribly efficient.There are many options for ductless equipment, it does not have to be a 1:1 or 2:1 indoor unit to outdoor unit ratio.
