Lower than 6 months means an indication of higher than 4.3% HPA and the higher than 7 would mean the opposite.

That’s why I tried to make a disclaimer in the first paragraph indicating “not including” sponsor experience, return, fees etc.Having said that, and taking the sponsor into consideration I am really looking at the most important quantitative parameters of the Income/Expenses/Debt etc when evaluating a sponsors deal as an LP.

Not to mention it is a bad metric to evaluate on anyway because some places where you might still find it like rural PA or TX have high property taxes so while rent/ price ratio looks good actual returns aren't as much higher as that metric would indicate compared to other markets.
