When you structured the all cash deal, close in 10 days,   I'm looking to throw out an offer on a HUD home as well and was curious if you put any contingencies in the offer at all or was it simply cash AS IS...   

I'm trying to poke holes in his program.What he says he does is find properties and JV's with the investor partner.

I did pay for one of those investment courses and it put me in a hole financially.

To avoid ruining your reputation or giving any seller the idea you are purchasing the home simply say something like".

Handymen may be fine for patching a hole in a wall, but if someone is getting on a ladder, working with electricity, or doing roofing, workers comp is a must.  

Either it is worth what they are asking...or they simply do not want to sell it for less.

I simply know someone who was in your situation, spent 15k in hospital bills plus who knows what on defense.
