Needs complete rehab ceiling is showing mold in living room and room kitchen cabinets has to be more updated flooring needs redone painting outside and in bathroom needs to be updated the property value is estimated 401k highest 437,090 rent in area I seen 2600 lowest highest being 2750 a contractor roughly estimated told me I’m looking at 134kIf it makes sense ofc I would love to hold and LTR the sqft is 1214 I see same houses sold ending of last year for high as 450 that was smaller 1,140 sf

Get a high lease price or profit sharing, due to the extra wear and tear.Make sure they are licensed and insured and local.Get a personal guarantee outside of their LLC name.
