Buy a 2-4 unit (or SFD and house hack) in a quality area, within driving distance to you job.

There are plenty of jobs where the work looks nice on the surface, but its either complete hack work or covering major issues.I'm still interested in seeing the inspection report noting termite damage, its a shame the OP deleted their account.
