I have definitely seen duplex down condos that have basement ceilings shorter than 7.5ft but still count the bedrooms in their MLS listing.

However, as I'm following along and he gets to a part where he looks up the property he is analyzing on the Grays Harbor County Online Parcel Database, the property I am analyzing has two listings, each with the same parcel number but one lists "A" at the end and the other "B".

Step Four:Contact a local Real Estate Broker and ask them to give you a list of all the houses in that neighborhood that have sold for cash within the last couple of years (these will typically be cash investors).
