You do this by creating a LLC, that should be your first step before even trying to wholesale, or even buy a investment property.

.- Try to find off market deals for way cheaper (e.g. using hard money, then refi into a rental loan)- Try to find properties where the owner will finance a big part of it and you get only a small loan with higher interest rates for the down payment.- Get a property subject to where you take over payments for a loan with lower interestfeel free to reach out and discuss some ideas

Keep an eye on how loan rates move and try to guess their next step, as even a tiny rate change can mean more or less money each month.

Came to learn more about the right leverage to try and get my second STR shortly after as well maybe in the same market.  

To make broad generalizations or assumptions about entire quadrants of the city being "problem areas" is an error in judgement, in my opinion.Now, there are areas on the west side that I definitely try to avoid, but if I have to go there, I make sure to do it in the morning hours when most of the delinquents are sleeping.
