Looking for an old podcast

Hey guys! My first post here but a long time listener. I am trying to find an old Bigger Pockets episode from a couple of years ago (maybe 3-4 years?). I remember the topic being wholesaling/finding distressed off market properties. The person being interviewed had a marketing strategy using TV commercials (maybe billboards?) to get off market leads from hoarders/distressed sellers that did not want to put their properties on the market. I remember him saying "Why don't you just put your property on the market? You will get more for it" and the prospect would proceed to tell him everything that was wrong about the house. I recall he was doing pretty impressive volume. 

I really want to listen to this episode again because I am working on my first distressed/off market deal this week with no cash in the deal. The best part is, we really get to help this lady out of a bad situation, which for me is better than what we stand to make at the end of the day.
