Viruses probably don't like warm fresh air.But I don't follow the minute to minute or day to day much.

So, maybe even just start out with asking them to waive all fines and fees, letting you start fresh, and you'll buy the place. 

However, in order to charge a premium price your home has to be of premium quality, so I would recommend modernizing the home with decent flooring, appliances, fresh paint, laminate and tile flooring (no carpet), etc.

I find that freshly painted, spic and span units go fast.

One month rent lost $1,500, cost to re-lease $1,500, and then $2,000 in stuff that is wear and tear and not covered by SD, like a capet that was 5 years in place or fresh paint.

Best for me- white kitchen, granite, tile backsplash, stainless steel appliances with dishwasher, ceiling fans, central air, LVP.Waste: shower doors.Quick: Throw some USB/electrical receptacles in throughout the unit.Fresh paint... potential tenants love the smell of fresh paint.
