I'm just south though where there is a lot of C/D activity for UNLV students, hotel/industry employees, and also STRs and Airbnbs, property values there have changed quite a bit.

Now we pay 2 times a month and to keep my crews in Charleston I pay weekly.I under stand small time GC that do rental rehabs they need weekly pay.. as they can't carry jobs like established subs .My dry wall sub has 600 employees if that gives you an indication of their size... .And I can tell you the better and larger subs right now are killing it....

If we moved back into the home two years before we want to cash out like @Dave Foster suggested in another thread, we could still benefit from a prorated portion of capital gains exclusion.

you need a license to manage for others. she can manage her own fine or hire you has an employee and you can manage it for her but if you start doing it for others you will have to get a license.

Thanks @Dave Foster - I like your strategy suggestion of "buying with the intent to hold" then re-evaluate after a year for a sale. 1031 exchange is also a valuable tool.Thanks!
