I like that it has a large back seat for the kids (its built on a Suburban frame) and the lockable panels that cover the bed are nice too.This is my daily driver now but will probably become the property junker truck soon to be replaced by something more fuel efficient.

I see, you simply divide the bill between the tenants or I can also try a simple flat fee that's included with the rent. 2) Yes that's pretty much what I have been told, that if I am going to live in it to not settle for a bad area with better cashflow.

Obvious tax benefits from a long-term capital gains standpoint, but also the downside of having to pay depreciation recapture tax (flat tax of 25%, if I recall).

It looked like the kitchen floors had just been redone, original hardwood floors were in good shape, the HVAC and electrical panel were installed within the past few years, all the kitchen appliances were in great shape as well.

Main issues are electrical...service panel, cloth wiring, meter box size and plumbing...galvanized supply lines, caste iron drains might be towards end of life span, shut off and bath valves.
