In a (virtual) market with dozens of online zoom REIA meetups and workshops, what is the most efficient way to target those zoom mtgs that will best fit you in the case that you don't know the people environment in a specific group?

Not sure why anyone would be stringing you along for months at time in this environment. 

So I am just a small fish at the moment, but not a newbie.I have not actively invested in many years now, as I was very busy travelling the world working on cruise ships, and then travelling more during my holidays.I have been living in a bubble for many years at sea, so I figured it would be a great idea to join BiggerPockets in order to make new friends with likeminded people and hopefully fast track to doing a deal, as I don't want to take forever to learn about the current market and areas, find deals and basically reinvent the wheel.Is there anyone willing to share some tips / advice / feedback on what areas to focus on, where to find deals or anything else that you might find beneficial?

If you are looking to buy the best properties possible, buy frequently  and get the highest return on your money, getting your license yourself will give you an advantage along with surrounding yourself with those in that environment. 

You are going to have to play in this environment if you want to invest.

Most of the other rentals in this area are in trailer parks which is a far different environment than a pleasant house neighborhood like I am offering.

It's also hard to tell who is good at underwriting and who is just lucky in the current environment we have.

I think the actual industry term for these are Agency (conforming) and Non-Agency (non-conforming) loans.I think the title switch scenario would be low risk in a declining interest rate environment because the lender wouldn't want to call the loan and then have to lend out the funds at lower rates.

It’s a great golfing and fishing destination, with easy proximity to Cali, very low population density / pollution, and massive growth in resorts and tourist volumes past few years.
