Real Estate Licence

I want to invest in Real Estate properties for rentals but i am not sure if I need to get my Real Estate Licence for it? What happens if I do not have it? Do most people have it who are investors?

 You do not need your license in order to invest.

If not licensed, you can hire a Realtor to help you find your deals or search for a property yourself via networking, online searches, etc. 

In most situations, your Realtor's commission is already included in the transaction and won't cost you anything out of pocket. Investor-friendly agents will know how to negotiate their commission with the seller if the deal requires you to pay... this is not very common and depends on the type of deal.

Most investors that we work with do not have a license and very few investors who have their license, actually use it. There are one-time fees such as course enrollment and state licensing fees. Recurring expenses (JUST to keep your license active) include brokerage desk fees, Errors & Omissions insurance, MLS dues, and continuing education enrollment. Many feel it is not worth the time or money to obtain and maintain a RE license.
