When offering a lease signing to the approved applicant, I gently but firmly let them know that I will continue to market and show the unit until we have a signed lease, that way I don't lose other potential renters and it puts a little pressure on them to sign if they're serious.

I do not know that specific answer other than anecdotally I heard someone say, whom went to one of the informational meetings hosted by a law firm, that "you sure don't want to do lease options in NY anymore."
