The basement is unfinished, but is only about 3 feet below grade, and has front and rear entrances, full-size windows, and high ceilings (we would not need to dig out the basement when we finish it).

If that number added to the purchase price, compared to the ARV of a 3/2 of similar finished size is favorable, then it is at least in the running to pursue further with actual GC rehab bids and inspections.

I'm considering Riverside for the following reasons:I've read from different websites that job growth in the area is expected to outpace Silicon Valley It is close to where I live (I live in OC)I have heard from a few people I know that there are people moving there due to the high cost of living in OC and LA However, I'm a little unsure if investing there would be the right choice because I do not know how likely it would be getting a good tenant fast and I have also read that evictions can be a giant headache in CA.

Just finished @Brandon Turner book on rental property investing and am working through @David Greene book on Long distance investing.I am looking at properties in OH due to spending about 1.5 months there in 2012.
