I made friends with all of my tenants when first starting out and it usually involved "favors" and "special requests" or leniency on late fees, ect.  

But you have to find the right team members to scale the business.

While I assume multi unit brokerages are more niche and more challenging to get your ‘foot in the door’, perhaps I could assist a broker or team and start that way.2.

Many times the listing agent is head of a team of agents, someone of which focus on the buyer side.

As I see it, you basically have 3 options:1 - Move forward and get the clock ticking on equity pay down using OPM.2 - Hold off, and see if the market in your area becomes more favorable to buyers (how long will that take, and how much equity would you have in the subject property if you chose option 1?)

Outdated electrical(my dads a LU38 sparky & I'd be calling in my 1 favor on this one) , full kitchen & bath remodel plus rest of house is 100% cosmetic rehab. 

To me, the idea of LLCs is business smart because it not only protects personal from business assets (as well as one asset from another), but really spells out the expectations in the operating agreement and, possibly, a subscription agreement if there are multiple investors.Feel free to reach out to me or members of my team if you want to learn more.

@Surendra Chawla No I am just about starting out and don't have a team (or even a single member of a team for tha tmatter :-)).I shared the same philosophy "I don’t want to buy in a place where there is lots of new construction" and it paid off for me.
