The turnkey provider may tell you that you won't have any Capex, repairs, or maintenance for years, and if they do, you should look for a different company.I have purchased 3 properties from a fantastic turnkey company, and you must be absolutely certain you trust the people running the company.

You want to make sure everyone is moving out with the termination and also you have rent control in your state so everyone moving out benefits you. 

In other words, I don't advocate to working for a good CPA and trusting them to do it... their job is to fill in the right forms but you need to be in control as the owner and not let the consultant dictate the scope of work.

This is a good example of why most investors will control the insurance program.In addition, even if you have the tenant provide the Building coverage, you will still want to have a General Liability and Excess Liability policy cover the entity holding title to the property.
