If you agree to give them extra time--say, until the 18th--then you and the tenant should sign a Forbearance Agreement.

If you have the extra funds to tie up it can be a decent source of additional income.

I spent $700 extra on the make ready to upgrade from buff/polish to a complete sand but it now has the most beautiful re-finished hardwood floors.  

You can also sell off an extra lot or build on the lot and sell off the new building.
