Unfortunately you are out of the window to take advantage of the IRC Sec 121 Primary Home Sale Gain Exclusion.

If you are considering rental property investing, you should be focused on  property classes that are exclusive to cashflow, class C and D.

Specifically because all of 3 I've talked to, including the ones at my local Investment Club Meeting, want me to sign an exclusivity agreement.

I was there a few days ago and ran into this tenant, and no mention was made about a camera being installed.The second is the unintended consequence of the downstairs neighbor and, frankly - anyone who enters through the front vestibule (including me) - is now "on camera" that is presumably being monitored exclusively and recorded by the upstairs tenant.
