Thank you very much, that seems like a really good idea.The house I am buying comes with tenants that have lived in the property about 10 years paying their own bills, oil included ( I found out today about this) but the previous owner told me they had dried out the tank in the past which led to an expensive repair bill.

However, the credit union closing costs are straight forward and not excessive.

What are the steps I can take to get around this road bump and ensure lending for future real estate transactions.For lenders, I am looking to get approved for an approximate 650k loan on a duplex owner occupied with a 5% down payment.I currently own a 640k single family home with a 480k loan on it (Total PITI $2550 per month) Comparable rents $2500 not including proposed garage ADU conversion which should add an additional $1300 to monthly rent.My income is 7500 per month, and my only other monthly debt besides the mortgage is my student loan($318 per month currently paused).I have enough in very healthy reserves and I am actually looking to buy a fixer and value add with my excess cash.Thank you in advance.

This artificially altered the true supply/demand ratio  Very low interest rates that became lower to spur the economy to combat the economic impact of Covid  Realize that both of those reasons are Covid related and have resulted in a current price in excess of what would have otherwise occurred.  

Would the same still hold true when someone have already have excess amount in cash that tHey are trying to finding ways to reinvest.

After cleaning floors it is obvious the excessive damage will need a professional to clean.

What I would like to ask is, what are my landlord rights, while waiting for the legal proceedings to complete itself, to protect my property from harm (damage caused by squatter, be it not turning on heat and causing all the pipes to freeze, to physically trashing the property, exposing it to water damage, to burning down the property), and protect me from squatter excessively using water and electricity?
