It's not clear how you worded your offer, mentioning the commission.Were you waiving your commission, in which case you would state so, but you'd also need an agreement with the listing broker, eliminating the buyer side pay out?

I ultimately would like to have large buy and hold commercial portfolio, but I would like to generate cash to be able to pay down some debt and to be able to fund such deals in the near future.

There are other FHA requirements concerning which you should contact your local lender, but determining whether or not a triplex or fourplex meets the self-sufficiency rule is a good place to start as this rule will immediately eliminate many properties from your search, especially in expensive markets like ours.

If you can tell that it is all consumer debt, that is a good sign.
