When it comes to residential (1-4 units) and small multi-family (5-10) we typically purchase distressed properties and perform a deep energy retrofit, with the result being units which operate 40 - 75% more energy efficient following the retrofit.While this does not necessarily increase the rent we can command, it has proved to decrease our turnover and vacancy - tenants stay longer and, when they leave, we often have word-of-mouth applicants before the unit becomes vacant ... just last month we had 5 inquiries and 3-applicants on a property we had yet to advertise.

@Brad ThompsonWelcome to BP and RE investing in the DFW Metroplex.I am a newbie two, but I have been reading all over the BP site, listening to the podcasts, doing some webinars and communicating with a few folks from our area or other experienced investors.The last couple of weeks I have gone to the DFW REI Club that meets in Fort Worth at the Woodhaven Country Club pretty much every Saturday morning.

We are however displeased with the lack of communication from this company...they do not respond with emails or phone calls...when we have inquired about invoices for services...and a very high pest control bill showed up...which they took out of our rental income...without even notifying us of this expense.

Depending on how much you plan on paying them for any finders fee once you close a deal, it might be more worthwhile and cost efficient to just pay $50 for any property they bring you that you either confirm is vacant or pursue for purchase.

If only they knew about air sealing 100 years ago ... doesn't matter if your house it 72, if the cold-air blows in through the side of the house or across the sill plate to your plumbing ;)Sadly, even many of the new houses being built are still a far cry from an, easily attainable, level of efficiency which could cut heating and cooling costs by half and prevent frozen pipes.

Carlsbad" says where the company is located and "Realty Solutions" communicates that he solves problems.There are 20 million houses the United States that have very little equity, and if you can help the seller sell on terms through a lease purchase or lease with option, and avoid paying a real estate agent and avoid paying closing costs, and do it quickly, there is great value to that.
